Before signing a Tenancy Contract
Check the fine print before signing a Tenancy Contract....double check the fine detail...here's the lowdown...
There are numerous things to check before signing a Tenancy Contract so be aware.
Tenants:
If you are using an agent make sure they are listed with RERA. Ask for their Brokers’ ID card and take down the details. You can check this here.
If you are giving your money to the agent make sure they have a letter from the owner stating that they can accept money on their behalf. The letter should be signed by the same person named on the passport copy and on the Tenancy Contract.
Tenancy Contracts are standard in Dubai although there can be additional clauses. For example, if the property is furnished this is mentioned under ‘observations’. More often than not, an Addendum is added with a list of points which the landlord wants as part of the Tenancy Contract.
The main Tenancy Contract (usually printed with a green background) is standard and in English and Arabic. If there is any dispute at any time the Arabic wording is taken into consideration by any of the Dubai authorities. You would need to have the Addendum translated which is an additional cost of approximately AED 35 per page.
